Protecting Your Home Systems and Service Lines

Home systems and service line protection may not seem very exciting.

But picture these scenarios:

A sewer pipeline that runs from the city’s sewer line to your house under your front lawn bursts. You call your insurance agent to turn a claim into your homeowners insurance…and they tell you you’re not covered for this.

Your central air conditioning breaks down in the middle of a Southern California July.
Your emergency generator has a problem and no longer works.
Your pool pump gets clogged and breaks.
Your water filter doesn’t work, feeding hard well water into your house.
Someone cuts your home security wires in an attempt to rob your house.

With all of these situations, your standard homeowners insurance policy will probably not cover you.

Why? Although these systems and service lines are necessary to make your house functional and a home, they aren’t considered part of the actual house structure.

Home warranties are great products, but now there is a more comprehensive coverage option than home warranties. Plus, home warranties don’t cover loss of use for additional living expenses (if you have to get a hotel room for a couple days during a repair), if perishable goods spoil as a result of the breakdown (like if your fridge breaks), or the replacement of more expensive but safer/more energy- or water-efficient equipment.

So what’s the new better option than a home warranty?

We’re very excited to announce that many of our carriers now offer two new endorsements to homeowners policies: the Home Systems endorsement and the Service Lines endorsement!


What does the Home Systems endorsement cover?

This coverage provider repair or replacement of systems when there is mechanical or electrical breakdown, or when the equipment cracks, bursts, or splits. The following systems and personal property are covered:

Home Systems endorsements protects several features your home may have: solar panels, air conditioning, and water or pool pumps, just to name a few.

• Central air conditioning
• Boilers, furnaces & heat pumps
• Conventional and solar water heaters
• Radiant floor heating
• Renewable heating (e.g., solar, wind, geothermal)
• Water purification and filtration
• Electrical service panels
• Permanent emergency generators
• Home security monitoring and control devices
• Chair lifts and elevators
• Kitchen and laundry appliances
• Home entertainment equipment
• Computers, peripherals and wireless devices
• Power tools, shop equipment, and lawn/garden equipment
• Mobile medical equipment
• Portable generators & sump pumps
• Well pumps, installed sump pumps, pool and spa pumps, heating and filtration equipment


Is it worth it?

*At $32 a year, we definitely recommend this coverage!!

Repairing or replacing these items can be incredible expensive. Consider these average repair/replace costs for a mechanical breakdown claim (before deductible):

As you can see, the endorsement can save you thousands in the event of a breakdown.

What about the service line endorsement?

Take the first example at the very beginning—the service line from the city’s sewer line to the house broke, and the situation wasn’t covered under the client’s homeowners policy.

This can apply to water, sewer, electrical, and compressed air lines, just to name a few.


What does the Service Line Protection endorsement cover?

This endorsement offers coverage for service lines to the insured-owned, exterior and underground:

• Water piping that connects from the dwelling or other structure to a public water supply or private well

• Sewer piping that connects from the dwelling or other structure to a public sewer or private septic system
• Ground loop piping that connects to a heat pump
• Piping providing heating including geothermal, natural gas, propane and steam
• Piping supplying compressed air
• Power lines that provide electrical service to the dwelling or other structure

And, if your home becomes uninhabitable until repairs are made, lodging and other costs also are covered.

Is it worth it?

We recommend this coverage! It’s well worth it, the deductible is only $500, there’s a high one-time limit of $10,000 per occurrence, and it included loss of use or rent.
